The buyer’s Realtor will set up the inspection through the same showing service used to schedule showings. Most inspections happen on weekdays during business hours because inspectors typically do not work evenings or weekends. It's crucial for the home inspection to be done promptly since inspectors usually take 1-2 days to write the report after the inspection.
Sellers are advised not to be present during the inspection. This time is for the buyer, the buyer’s Realtor, and the inspector to be alone on the property. For condos, plan to be away for about 2 hours. For single-family homes, inspections can last 3-4 hours based on the house's size. Make sure the home is in the same condition as during showings, with beds made, dishes put away, and pets kept out of the home.
After the inspection, the buyer will review the report, and their Realtor will contact us in writing for any requested credits or repairs. Negotiations will continue with a Buyer’s Inspection Response and a Seller’s Inspection Response in the hope of reaching an agreement. If significant issues arise during the inspection, the buyer has the right to walk away, and their earnest money will be refunded.
Any repairs agreed upon must be finished a week before the final walk-through, typically scheduled for the day before or the day of closing. Receipts confirming the completion and full payment for the required work should be provided to the buyer several days before the walkthrough.
